Terms & conditions
Booking terms
Bookings
A booking is made with the booking button, which takes you to the calendar and booking page. The minimum stay is 3 nights and the maximum is 14 nights. Full payment is required at the time of booking.
Payment
Full payment is required at the time of booking. The calendar and booking page show the total price before you pay.
The booking is only reserved once payment has been received.
Cancellations
Cancellations made 4 weeks or more before arrival receive a full refund, less £150.00 in costs. Cancellations made between 4 weeks and 2 weeks before arrival receive a 50% refund, less costs. Cancellations made within 14 days of the start of your stay are not refundable.
If for any reason beyond the owner's control (e.g. fire damage) the property is not available on the date booked, but not limited to rules or lockdowns imposed by the government, all deposits and rental down payments will be refunded in full, but the client shall have no further claim. We advise you to obtain your own holiday insurance to cover any unfortunate or unforeseen circumstances. They will reimburse you for the rent paid, or the balance of rent due, so that you suffer no financial loss.
Guests are asked not to cause unreasonable noise or disturbance that may constitute an annoyance to the residents of adjoining properties. We reserve the right to cancel or refuse any booking where a guest's behaviour is deemed, in our reasonable opinion, to be aggressive or unnecessarily anti social in any way.
Arrival and departure
Check in is from 4pm and check out is by 10am. This gives the time needed to prepare each cottage to the standard we expect for our guests. Earlier arrival or later departure can sometimes be arranged; please ask in advance.
Occupancy
All our cottages are designed for two adults. Each cottage page states what is provided. Parties, gatherings and events are not permitted, and the maximum number of guests must not be exceeded.
House rules
No children, except babes in arms at Peony Cottage.
At Thatched Cottage, no naked flames, candles or barbecues are permitted in or around the cottage because of the thatched roof. Please respect the quiet surroundings of the villages our cottages sit in.
Smoking
No smoking is permitted inside the properties. You may smoke outside if necessary but please remove all debris.
Dog owners
We welcome a small or medium well behaved dog at Thatched Cottage and No 5 only. Peony Cottage does not admit dogs.
The guest will be liable for all additional costs of repairs, replacements and extra cleaning resulting from their pet. Pets must not be allowed to climb on the furniture nor enter into any bedrooms. An additional fee of £10 a day will be added to your booking. In the event of damage caused by a pet, or the need for deep cleaning as a result of occupation by a pet, an extra charge will be made. Please do not leave dogs unattended in the property.
Care of the cottages
We ask guests to treat each cottage with the same care we would. Please leave the cottage and its contents as you find them and report any breakages or faults so we can put them right. Guests are responsible for the cost of damage beyond fair wear and tear.
Our cottages are furnished with antiques, art and fine linen. Please enjoy them, and let us know immediately if anything is damaged so we can put it right before the next guests arrive.
Bed linen & towels
All the bedrooms are designed for comfort with sprung mattresses and Egyptian cotton sheets. High quality towels and bath robes are provided.
For guests staying longer than 7 nights we offer a mid week clean and linen refresh at no extra charge. Please contact us at the time of booking if you would like this service.
Cleaning
The cottages are cleaned to a high standard before your arrival. We request that you please leave the property and all equipment (cookers, hobs, dishwashers, fridges etc.) empty on departure.
Belongings
Please check you have all your belongings before leaving. Items left behind can be posted by the housekeeper, but there will be a charge for posting and packing.
Access
We may need access to a cottage during your stay in an emergency, or to carry out urgent maintenance. We will always try to give notice and arrange a convenient time.
Liability
We take the safety of our guests seriously and each cottage is maintained to a high standard. We cannot accept responsibility for loss of enjoyment, or for loss or damage to guests' belongings, vehicles or vehicles' contents, howsoever caused. Nothing in these terms excludes liability that cannot lawfully be excluded.
Complaints
We are proud of our cottages and want every stay to be a happy one. If anything is not as you expected, please contact us as soon as possible during your stay so we can put it right. Complaints raised after departure, where we were not given the chance to help during the stay, cannot always be resolved.
